Buying property in Uttarakhand: a buyer's guide
The steps and checks that matter when you buy a plot, flat or house in Dehradun or elsewhere in Uttarakhand — written for first-time buyers and for families moving here from other states.
Step by step
Decide what and where
Fix your budget, the type of property and two or three areas that suit your work, schools and lifestyle.
Check the title
Ask for the chain of sale deeds and mutation records, and confirm the seller has the right to sell.
Check encumbrances
Make sure there are no loans, mortgages, court cases or disputes on the property.
Check land use and purchase rules
Confirm the land-use category and whether any Uttarakhand rules limit who can buy that land — this matters most for agricultural land and for buyers from outside the state.
Check approvals and RERA
For built property, the sanctioned map and completion status; for new projects, the Uttarakhand RERA registration.
Agreement and token
Pay a token only against a written agreement that records the price, timeline and conditions.
Registry and mutation
Pay stamp duty, register the sale deed and get the property mutated into your name.
Documents to ask for
Sale deeds
The current deed and the earlier deeds in the title chain.
Mutation / khatauni
Revenue records showing the owner's name.
Approved map
Sanctioned layout or building plan from the development authority.
RERA details
Registration number and filed documents for new projects.
Tax and dues
House-tax, electricity, water and society dues paid up to date.
Identity and authority
Seller's ID, and a power of attorney or company resolution if someone signs on their behalf.

Questions people ask
Can people from outside Uttarakhand buy property here?
In most cases you can buy a house, flat or residential plot within municipal limits. Uttarakhand restricts the purchase of agricultural land by people from outside the state, so the exact rules for a particular property should be checked before paying any money.
What is mutation and why does it matter?
Mutation updates the revenue and municipal records to show you as the owner after the registry. It is important for paying taxes, getting connections and selling the property later.
How do I check if a project is RERA registered?
New projects above the RERA thresholds must be registered with Uttarakhand RERA, and the registration details can be checked on the authority's website. We verify this for every project we show.
